Plumbing West Seattle Can Rely On

With its great neighborhoods and easy proximity to Lincoln Park or Alki beach, West Seattle offers many benefits to those of us lucky enough to live here. It also offers plenty of plumbing challenges, as many of the houses built here (50%!) were built before 1961.

Because half the houses in West Seattle are over 56 years old (and counting!), chances are good that your home may need either some plumbing updates, water and sewer pipe replacement or (heating) or repairs.

If you’ve recently moved into the West Seattle area, or are lucky enough to have lived here for a while, here are several plumbing services we can offer to make your life a little better.

Bathroom & Kitchen Remodels + New Residential Plumbing

Are you living in a home that almost meets your dream? You love the house, and the neighborhood, but you wish you had another bathroom, a washer & dryer on another floor or that your kitchen was bigger. Or maybe you just love the location of your house, but you want a brand new home. Whether it’s a remodel or a custom build, we specialize in plumbing for bathroom and kitchen remodels as well as plumbing for new home construction…so that you can finally live in the home of your dreams.

Sewer and Water Line Replacement & Repair

As houses get older, so do their original water and sewer pipes. Even if you live in a newly constructed house, your home may still be connected to some older sewer or water line pipes on your property. These pipes were made of cement or clay and often zigzag across properties. While they were popular in their heyday, they have about an 80-year lifespan and are also more prone to crack or become blocked due to tree roots, or shifts in the soil from heavy rains.

Because these are out of sight, most people don’t notice it until there’s a problem. And these fixes can involve some necessary excavation. Fortunately, most repairs can be done by significantly reducing the amount of digging necessary, like trenchless pipe repairs and replacement. By reducing the need to conduct a possible excavation, trenchless pipe repair offers a less-destructive and more environmentally friendly approach (not to mention happier neighbors) to fixing damaged water and sewer lines.

Repiping Older Plumbing

Homes constructed before 1970 generally relied on galvanized metal pipes for the plumbing of both water and sewer lines. Over time, these pipes begin to rust from the inside out, which unfortunately causes plumbing problems for homeowners, who can’t see any problems until the damage occurs. So, rather than wait for a surprise problem, we offer repipe solutions, such as PEX or copper repipes, which are more durable, offer cleaner, better tasting water, improve water pressure and also reduce leaking potential.

Radiant In Floor Heating

Nothing keeps out the cold, like a warm floor! Living in an older home, like an Admiral neighborhood Craftsman, does have its advantages, but good insulation and heating aren’t usually some of these! If you spend a lot of time at your house working – because you don’t want to commute – staying comfortable during the winter is a big consideration. If reconfiguring your existing home’s heat ducting might not be an option or you want a more consistent source of warmth, consider hydronic radiant in-floor heat. During the long, cold and wet Seattle winters, radiant heat is a comfortable, efficient and effective way to heat your entire home.
